About Market Analysis


Market analysis is done in order to assist a homeowner to come up with a reasonable estimate of a price at which a home will sell. The result of market analysis is not an appraisal or an estimate of the home's value. It is simply an estimate of the Fair Market Value: "that price at which a willing seller will sell and a willing buyer will buy, with neither under abnormal pressure to act." For example, abnormal pressure may be present when there is a looming foreclosure on a home and the homeowner is under duress to sell quickly, and usually, at a much lower price.
 
A Comparative Market Analysis is simply a method for determining a home's list price based on what people have been willing to pay for homes that are comparable, or "substitutable" for, the property being priced. This approach assumes that if similar homes in the same general neighborhood have sold for a certain price, in the recent past, then the property being priced should also sell for approximately the same price.

The approach, therefore, looks at the sales history of a number of comparable homes (from 3-5) in the same general neighborhood for the last 6 to 9 months in order to give a reasonable estimate of a home's selling price.
