Here's How It Works

You and Sellect Realty will enter into a contract called an Exclusive Right to Sell with Open Listing. This is a very special type of listing available to homeowners who list their property through a flat fee listing service. At the same time that your property is listed with the multiple listing services (MLS), you can show and sell your home to a buyer not represented by an agent. If you do so, you pay no commission, typically 3% of selling price, to a buyer's agent who is not present. Regardless of how a buyer finds your home (from websites with MLS listings, Sellect Realty "For Sale" yard sign, neighbors or friends, etc.), you can choose to show your home yourself and keep the 3% buyer's commission!

On the other hand, if you sell your home to a buyer already represented by an agent, you only pay a buyer's agent commission, typically 3% or a percentage rate that you decide at the time you list your home.

While your selling cost is low, you still get professional representation, support and advice throughout the whole selling process. This includes Comparative Market Analysis (CMA) and pricing recommendation, agent and buyer feedback on your property, contract negotiations, support in preparation for and during closing.
